One of the clearest examples of this happened when we were working with buyers from out of state who were looking for a very specific home in East Edina.
Nothing on the market was quite right.
When Sarah combed her rolodex of conversations she’d been having, a particular conversation with a homeowner in White Oaks came to mind. This homeowner had indicated that they might consider a move if the right next home became available in the Country Club neighborhood. At the same time, Anne was nurturing the relationship of a Country Club seller who had just secured their dream home a few blocks West.
Those conversations created an opportunity that wouldn't have appeared in a traditional MLS search.
The White Oaks buyers were able to see the Country Club home privately. That created a move for one family, which created an opportunity for another, and ultimately resulted in a chain of five connected transactions.

The important part of the story isn't simply that we found an “off-market” house.
It is that we understood the people and properties well enough to recognize the connections between them.

Private-Market Opportunities Can Work for Sellers, Too
The same relationships that help our buyers can create advantages for sellers.
There are situations where a homeowner may want to explore a sale without immediately putting the property on the public MLS.
Perhaps the home is particularly distinctive and the seller wants to reach a smaller, highly qualified pool of buyers. Perhaps privacy is important. Perhaps the seller wants to test the market before committing to a traditional listing. Or perhaps the timing simply calls for a more discreet approach.
When appropriate for the property and the seller's objectives, a private-market strategy can be another way to approach a sale.
The key isn't simply keeping a listing off the MLS.
The key is knowing how to create meaningful exposure without relying entirely on the public market.
That requires relationships with buyers, agents and other industry professionals — and the ability to identify the right team players for a particular property.
